ASBESTOS TO METAL
Replacing an old asbestos roof with metal is a smart choice for health, safety, durability and resale value. Asbestos roofs are common in older pre-1990s home, and, over time, can become brittle and friable. There are health and safety risks to living with deteriorating asbestos. Damaged or weathered asbestos can release dangerous fibres into the air, which, if inhaled over time, can cause serious diseases.

What to Expect
OUR PROCESS
Welcome! When you reach out to us via our contact page or email office@bostockmetalroofing.com we will be in touch with you shortly to discuss your roofing project or concern and arrange a site visit.
ATTEND SITE & QUOTE
We will attend the property to inspect and measure the roof area to be replaced in conjunction with satellite imagery and drone footage, discuss options, and provide a quote for your consideration.
Aside from the metal roof material, other elements to your roof system may include: insulation, roof ventilation (e.g. whirlybirds), gutters, downpipes, rain-heads, gutter mesh, tie-down upgrades to meet certification, batten installation, and any other requested custom-made additions such as skylights and drypan flashings.
APPROVAL & GETTING STARTED
We organise QBCC Home Warranty Insurance for all residential buildings and Building Approval for all builds prior to commencing work on an agreed start date.
We will give you a reasonable and upfront timeline for your project. When it comes to laying new metal sheets, this is a very fast process and can be completed within a day. If the roof area is larger than average, we may work in stages over a number of days. We will also install our fall-protection safety rail system before we start, and give the necessary amount of time to the more detailed aspects of a watertight and well-crafted roof with a beautiful finish.
COMPLETION & CERTIFICATION
On completion, external building certifiers will inspect the roofing system including the roof cavity for final certification, and a Form 21 will be issued to you and lodged with your local council.

INSULATION & VENTILATION
We often recommend R2.7 thermal break moisture barrier non-wicking insulation between new roof sheets and battens, which can can be used in conjunction with ceiling batts for additional comfort and energy efficiency throughout all seasons. We also install other types of insulation, such as sarking and blanket insulation. As for ventilation, we often install wind-driven and solar-driven whirlybirds, and vent ridges.
GUTTER SYSTEMS
An effective and efficient gutter system involves more than just the profile and right fall for your gutters. We can make sure existing downpipes are suitable and in sound condition, ensure water is dispersed evenly, custom build rain-heads, and install gutter-mesh. An excellent gutter and downpipe system will increase the lifespan of your roofing system by making sure water falls away from the building.
SKYLIGHTS
Robust, weatherproof and an energy efficient way to let in natural light, we install custom skylights made by local manufacturers. Square, round, vented, non-vented, we can measure and supply the right skylight for your roof and home or property.
